Sancerre's small lot detached courtyard concept meets the market expectations for small, highly manicured outdoor spaces. To achieve a varied streetscene, the project offers intimate neighborhoods which maximize privacy; the homes are clustered into courtyards and organized in a gridlike fashion within a horseshoe loop road. At a density of 9.3D.U./AC the lots are 50' wide, but they appear larger as there are more than ten feet separating each home. Emphasis is given to optimizing privacy with useable personal yard space averaging over 1,000 SF.
